status: feasibility study 

The exiting building is formed from two interconnecting properties.No.17 constructed in the late 1900s and No. 18 circa. 1930s, and currently provides very poor office accommodation.   The internal layout and core configuration creates inefficient , dark and awkward spaces.   The client's vision for the property is to create a sustainable and smart building, with best in class, clean modern design that is in harmony with nature and creates "spaces to think".

 

The proposed scheme removes the party wall between no. 17 and no. 18, opening up the floorplate and increasing floor area.    The proposals also combines the 2no.  perimeter cores into a single central core, improving the floor plate efficiency as well as allowing for the introduction of more glazing

to provide more natural lighting to the internal spaces.

The existing front brick façade will be extended by a single storey of the same architectural language, with a more contemporary lightweight structure above.   The two-storey translucent volume will allow natural light to flood the internal spaces during the day and transmits a light glow from within at night.

  • RIBA Stage 1:  Analysing the site and existing building and developing the final brief with the client.  

​

  • RIBA Stage 2:  Directing internal team of architects to develop the feasibility study.   Develop and present concept design for the client.  Prepare the pre-application report and present to key statutory authorities.
